Arboair
For buyers of forest property

Can you afford not to know?

You are about to make one of your biggest deals – on a management plan that may be ten years old and built on sample plots. We analyse every tree before you bid: damage, volume and upcoming work. And a green forest management plan is included.

  • Damage you cannot see from the road – bark beetle, storm, drought
  • Actual volume per stand, not an estimate
  • Upcoming work and costs for the coming years
  • Green forest management plan (PEFC) included

What the documentation looks like

This is what you see before you bid

The management plan in ArboPortal: stands with cutting class on the map, and area, stem count, volume, heights and CO₂ per stand.
Every tree has its own data sheet: species, height, crown diameter, stem diameter and volume.
Dead spruce after bark beetle attack, flagged automatically by the AI. You cannot see them from the road.

40%

of damage areas were completely unknown to the owner – on a property where the owner thought they had a good grasp. As a buyer you have even less insight. The prospectus shows what the seller knows, not what actually stands in the forest.

What the prospectus does not say

The questions you should have answered before you bid

How old is the management plan?

A plan should be updated every ten years. In ten years the forest has grown, been harvested and been damaged – the stand data you are bidding on may be out of date.

How much of the spruce is attacked by bark beetle?

Attacks are rarely visible from the road and spread fast. We find every attacked tree, with position and count per stand.

Is the volume right?

The plan's volume is based on sample plots. We measure every tree, with −3.34% volume deviation against actual harvester data.

What will the work cost over the first five years?

Cleaning, thinning, damaged timber that has to come out. We show what needs doing and when – so the costs are in your calculation.

Is there windthrow or snow damage to deal with?

Storm-damaged forest is both a cost and a bark beetle risk. The analysis flags damaged and dead trees automatically.

What is the timber actually worth?

Species, height and volume per tree give you a value you can calculate on – and an argument in the price negotiation.

What you get

A decision basis before the bid – and a plan for the years after

Damage inventory, tree by tree

Volume and value

Species, height and volume for every single tree. Validated against harvester data from 20 harvest sites.

Upcoming work

What has to be done, when it should be done and roughly what it costs – so you bid with your eyes open.

Green management plan included

A PEFC-compliant plan drawn up by a certified planner after a field visit. Delivered as PDF, stand file and shapefile, ready to import into pcSkog and Skogshubben.

How it works

Four steps from listing link to decision basis

  1. 1

    Send us the listing link

Fill in the form with the link and when the purchase is happening. You get a fixed quote within one working day.

  2. 2

    We capture the data

Imagery is captured by drone or aircraft, coordinated with the estate agent. You do not need to be on site.

  3. 3

    AI analyses every tree

Species, height, volume and vitality per tree. Damage and anomalies are flagged automatically – in days, not weeks.

  4. 4

Documentation before the bid – plan after the purchase

You get the damage, volume and work documentation before bidding. The green management plan is completed with a field visit once you have taken possession.

Frequently asked questions

Questions we get from buyers

Can you deliver before bidding closes?

Data capture and AI analysis take days. If bidding is already under way, call us directly – we will prioritise the property and tell you honestly whether we can make it.

Do I need the seller's permission?

We coordinate data capture with the estate agent. A seller with nothing to hide rarely objects to a serious buyer wanting to know more – and that in itself tells you something.

What does it cost?

Outside Sweden we quote per project, usually as a price per hectare, with a fixed quote within one working day. The green management plan is included. Compare that with what a misjudged bark beetle attack or ten percent too little volume costs on a forest property.

What is included in the green management plan?

A field visit by a certified planner with a nature value assessment, and a finished plan that meets the PEFC standard – with proposed measures, a priority list and nature and cultural considerations. Delivered as PDF, stand file and shapefile, with all tree-level data in ArboPortal.

Can I use the documentation in the negotiation?

Yes. The documentation is yours. Documented damage, actual volume and upcoming costs are concrete arguments for an adjusted price – or for going ahead with a clear conscience.

Can you afford not to know?

The property deal is done in a few weeks. You own the forest for decades.
